Buyer's Agent Services

For the buyer who doesn't want to spend their time flying all over the map to check out the numerous properties that just might fit their needs, we can take that task off your hands! Using our knowledge of the current market, Second Life geography and contacts, we will:

  1. Hold a short interview with you to determine your needs i.e. Sim rating, telehub proximity, climate, terrain.
  2. Prepare a short list of 3 properties from the current Land Sales list that best suit your needs. The list will be delivered as a notecard with landmarks, areas and prices.
  3. Keep you informed of any suitable properties that come onto the market in the future for as long as required - including auction lots.

Pricing: We specify no fixed cost for buyer's agent services - the forming of a friendly and strong business relationship for the future is enough reward. However, tips are gratefully accepted!

We offer seling info notecards with pictures and descriptions as well as in- and off-world advertising

Seller's Agent Services

For the inexperienced seller who wants to maximize their profit in order to move up to their next desireable residence, we will:

  1. Visit the property to perform an expert valuation
  2. Discuss your sale needs to determine the optimum initial asking price
  3. Take a photo of your property and write a compelling description, placing both in a notecard with full instructions on using them to list your land for sale in Find / Land Sales
  4. Create a Virtual Sales Brochure of your property which will be distributed to prospective buyers.
  5. List your land with description and photo on our Livingston Properties web site and Second Life Land for Sale forum.

Pricing: Our Seller's Agent services are available at a fixed price of 5% of the selling cost, payable in advance.
